    Frequently Asked Questions

How many deals can AI underwrite in an afternoon?
Will says he can run 25 or more properties through underwriting in one afternoon using Claude — volume that previously required an acquisitions team. In his REIT role he and his team were reviewing hundreds and sometimes close to a thousand properties a year manually.
Why does fast rejection matter as much as fast approval?
Because the deals that made money were the ones the firm could actually operate well. Getting to "no" quickly on deals that don't fit your operational style protects you from properties that look great on paper and never perform.
Where do investors still get burned despite better tools?
Due diligence shortcuts — skipping environmental assessments and rushing research. Will says that is where individual investors lose the most money, and no amount of AI speed replaces it.
